The SEPOA Architectural Committee exists to help maintain a welcoming and community oriented lifestyle by providing advice, recommendations and construction approvals that conform with our existing deed restrictions. They live here just like you and their focus is to assist in keeping our community standards consistent and our sub-division appearance something we can all be proud of.
How Does It All Work?
When you’re ready to build on your property, the first thing you should do is to provide a completed copy of the Architectural Committee Approval Request Form to the Architectural Committee. (Download the form here.) Along with this completed form, make sure you have included the necessary drawings and/or plans for the structures you have in mind.
When you begin the process, we know that your project is important to you and that you will be excited about getting started. Please be patient once you have submitted your request since, depending on the complexity of your project and the current workload of the Architectural Committee, it could take longer than expected for your project request to work through the process. Our goal is to have an Architectural Committee representative contact you about your project within 72 hours of your request submission.
Here is some detailed information to keep in mind regarding what types of plans/drawings are required. Beneath this information is an example of the requirements for the construction of an outside storage building.
| House with carport or garage | Architectural drawings that include the elevation and floor plan of the house. A full size copy of your plans is preferred, but a half-size copy is acceptable. Digital copies are also acceptable in PDF format as long as all detail and dimensions are clearly annotated. All drawings submitted with the approval request form must be final copies. Pencil drawings or draft sketches will not be accepted unless they are being submitted for evaluation and input from committee members. |
| Additional garage or carport | These drawings may be digital and should be at least 8.5 x 11 inches. They should be either professional architectural plans or manufacturers digital plans. Pencil drawings will not be accepted. A pencil or digital sketch showing where the new garage or carport will be in relation to the house will also be needed. All additional garages or carports should complement the design, color, or exterior of the house. |
| Fence | All requests for fences should include a photograph of the type of fence to be installed and an overhead sketch of the house outline showing where the intended fence is to be installed. No wire, chain link, or privacy fences are allowed in the front of the properties. |
| Storage buildings | For storage buildings, a photograph should be provided if the structure is from the manufacturer. Otherwise a set of building plans indicating the building material and the finished color of the structure. A pencil or digital sketch showing where the building will be in relation to the house is also required. Storage buildings, like additional garages/carports, must complement the design, color, or exterior of the house. |

This example includes an outline drawing of the proposed location, a photograph of the location taken from the back porch of the house, and a photo of the actual building to be erected. (You could also include an image from the manufacturer’s website.)
